Rylko was selected as the general contractor for the renovation of the San Francisco-based financial advisory firm’s new downtown location, offering a picturesque view overlooking Union Square and providing a magnificent backdrop of the city skyline. Working alongside both ASD|SKY & Ware Malcomb to fully design and undertake the full floor renovation, the Rylko team successfully transformed the confined 5,000 square foot office space to accommodate the client’s diverse needs and individual style. The key to Rylko’s success for the project was ensuring flawless communication between the various client stakeholders and landlord team members alike, while at the same time utilizing their existing strategic subcontractor partnerships to turn the space over to the tenant on-time, within budget and most gratifyingly, to the sheer delight and satisfaction of the entire McMorgan & Co. team which was made apparent from the first day of occupancy.

Description

Upon project award, Rylko provided rough order of magnitude pricing to confirm the project budget and suggested alternates to reduce costs. A design assist MEP approach was chosen to mitigate conflicts early on between the mechanical, electrical, and plumbing design. As change requests were made during the course of construction, the entire team worked collaboratively to find workable solutions with minimal impact on the overall project cost and schedule. Bi-weekly pre-punch site walks with the design team resulted in a flawless, zero-defect project delivery at client move-in.

The fit-out included high-quality finishes such as custom light fixtures, millwork walls, and specialty acoustic elements incorporated throughout the existing 20th Floor office space. An especially unique feature to note was the custom drapery panel made of luxurious fabric lined with heavy cloth - for both light and temperature control - which served as a grand entrance to the newly constructed break room area designed for employee refreshments and perks to be enjoyed.

Rylko ultimately created a welcoming and collaborative open-office layout providing a cohesive experience for the client to come to work to every day. The client is absolutely thrilled with their new space and appreciative of Rylko’s overall team effort to make it happen!
